Unlike our clients’ personal homes, fix and flips are all about PROFIT and SPEED!  We quickly assess the marketplace, determine what needs to be done to the home to maximize its appeal to the broadest base of potential buyers (women statistically make the buying decision so it is best to have a female on your team making those design decisions), make material specifications with a “design-on-a-dime” budget and then flowchart our plan so it can be quickly exectuted. GEM has all proven trades needed to provide turn-key operations so investors can get back to investing.

GEM F&F Flowchart process:

MARKET RESEARCH
Investor to conduct research on possible investment properties based on comparables and area demographics.  Investor to sign GEM contract.

PROPERTY SELECTION
Conduct pre-purchase walk-through and review of property with GEM and/or Contractor for visual inspection.  Identify any major deficiencies preventing a successful project.  Take measurements and develop a preliminary design scope and ballpark budget to ensure the property can meet the Investor’s financial objective.

UNDER CONTRACT
Investor to inform GEM and/or Contractor of any new information or conditions regarding the property that would affect the design scope or budget.  Closing date is given so work can begin immediately.

EXTERIOR/INTERIOR DESIGN PLAN
GEM generates a comprehensive Design Plan.  Plan includes: Mission/positioning of the home, interior design, material specifications (flooring, countertops, tile layout, paint colors, lighting, plumbing, cabinetry, hardware, windows, and millwork), electrical layout, space planning/moving of walls, landscaping, hardscape, flatwork, stone selection and determine if structural engineer is needed.  Investor to approve or alter the Design Plan, Budget and Timelines.  GEM and/or Contractor to obtain bids per the authorized Design Plan, review for accuracy and present final bids to Investor.  

RENOVATION INITIATED
Investor signs bids and pays the bids’ deposits.  GEM and/or Contractor conducts walk-through with all trades to establish clear communication and expectations.  Dumpster is delivered.  Work begins with the fastest turn-around and quality completion while staying in budget, as the top goal.  Investor prepares to put home back on the market.

COMMUNICATION
Daily phone calls and e-mails as needed, and minimum of weekly updates to Investor on status of renovations and any contingencies that may have occurred or alterations to the Design Plan, Timeline or Budget. 

ON THE MARKET
House is cleaned.  Realtor puts house on the market.  Staging is an additional service available by GEM.  Investor pays all final invoices and plans for the next successful investment project with GEM!
